The way an asking price is phrased often carries more information than buyers realize — and it's a useful, underused signal in property negotiations.

Round Numbers as Anchoring Tactics

A seller quoting a large, round figure — exactly one crore, exactly fifty lakh — is often setting an anchor point with deliberate room built in for negotiation, rather than a precisely calculated minimum.

What Highly Specific Numbers Usually Signal

A specific, less rounded figure — something like ninety-six point three lakh — more often reflects a price already calculated close to the seller's actual floor, with less flexibility to move.

How to Use This Without Overreading It

This is a useful signal, not a guarantee. Use it to calibrate how hard to push in a negotiation, alongside other information like how long the property has been listed and comparable recent sales nearby.

Other Pricing Signals Worth Noticing

Watch for how quickly a seller responds to an offer, whether they counter aggressively or modestly, and how often a listing's price has already been revised — all of these add useful context alongside the round-number signal.
