Understanding PLC: The Part of Your Quote That's Actually Negotiable
By Sambhav K. Pandey
Preferential Location Charges, or PLC, are a standard part of most builder quotes — and one of the more negotiable line items, even when the base price itself is firmly fixed.
What PLC Covers
PLC is the additional amount builders charge for units with specific advantages — a preferred view, a higher floor, a corner position, or proximity to amenities like a garden or clubhouse.
Why It's More Negotiable Than Base Price
Builders are typically firmer on their base price per square foot, since it's tied to project-wide cost calculations. PLC, by contrast, is often treated as a more flexible premium that can be adjusted case by case.
How to Approach This Conversation With a Builder
If you like a specific unit but the PLC feels high, raise it directly and specifically rather than assuming the total quoted price is fixed. Ask what flexibility exists on that particular line item.
What a Fair PLC Looks Like
There's no universal fair number — it depends on the specific advantage and the local market. Comparing PLC charges across similar units in the same or comparable projects is the most reliable way to judge whether a specific quote is reasonable.
