How GST Applies to Under-Construction Property

Under-construction properties generally attract GST on top of the purchase price, since the transaction is treated as a supply of a service (ongoing construction) rather than a sale of completed real estate. This adds a real cost on top of the quoted price that many buyers forget to factor in when comparing options.

Why Ready-to-Move (With OC) Is Usually Different

A property that's fully complete and has received its Occupancy Certificate is generally treated as a sale of immovable property rather than a service, and typically doesn't attract the same GST treatment. This structural difference is often the reason a "more expensive" ready-to-move flat can end up costing about the same, or less, than a cheaper-looking under-construction one.

How to Compare Two Properties on a True Total-Cost Basis

Before comparing sticker prices, ask directly whether GST applies to each option, and add that into your total cost calculation. A property that looks like the better deal on paper can lose its advantage once tax is included.
