The One Question That Reveals Whether It's a Real Discount
Ask directly: was this same unit available at a lower price without the freebie included? A builder or sales team unwilling or unable to answer clearly is itself informative.
How to Compare Against Similar Unsold Units
Compare the offer against pricing on similar unsold units in the same project, or recent transactions in comparable nearby projects, to see whether the "discounted" price actually reflects genuine market value.
Getting the "With and Without" Price in Writing
